Serving Seaside, FL

Senior home safety and aging in place in Seaside, FL.

Seaside's cottages are iconic. They are also full of stairs, thresholds, and tight bathrooms. As families use these homes across generations, small safety upgrades keep grandparents comfortable and the design intact.

Seaside sits on 30A between Grayton Beach and Seagrove, built around a central town square and a grid of narrow streets. Almost every cottage here is two or three stories, with the main living space raised above ground level and bedrooms upstairs. Lot sizes are small, so vertical space does the work that a single floor would do elsewhere in Walton County. That is the core aging-in-place question in Seaside: how does an eighty-year-old use a house that is mostly stairs. We assess the staircases first, then the bathrooms, then the porch and entry approach. Where the answer is a structural change, we scope it and coordinate it with licensed independent contractors. Where the answer is a first-floor sleeping arrangement or better lighting, we say that instead. From our Freeport base, a Seaside home is about thirty minutes away.

Coastal Access Living is based in Freeport and CAPS-certified, so the person who walks a Seaside home is a Certified Aging-in-Place Specialist who lives and works in Walton County. We assess the home, prioritize what matters, and coordinate licensed work with independent licensed and insured contractors. We are not the installing contractor.

What we see in Seaside homes

Homes here have their own quirks.

Every neighborhood in Walton County has its own building patterns. Here is what we pay close attention to when we walk through a Seaside home:

  • Second-story bedrooms are the norm. Handrails on both sides of every staircase are a baseline we often add.
  • Original small bathrooms benefit hugely from a well-placed grab bar and better lighting.
  • Screened porches and outdoor stairs collect sand. Non-slip strips and quick cleanings matter more than owners expect.
  • Multi-family use is common. We plan for grandparents, adult kids, and grandkids to share the same home safely.

Common safety priorities

  • Double-handrail installation on all staircases
  • Small bathroom grab bar and lighting upgrades
  • Non-slip solutions for outdoor stairs and porches
  • Multi-generational safety planning
  • Smoke and CO alarm coverage in cottages
  • Coordination between siblings, renters, and property managers

Managing a Seaside home from another state

If you live out of state, we are your presence in Seaside.

A large share of the families we serve in Seaside do not live in Florida. An adult child in Atlanta, Nashville, or Ohio is trying to figure out who checks on an elderly parent in Florida when nobody is nearby. We are that local, CAPS-certified presence. We walk the home, send photo reports the whole family can see, and coordinate licensed work when something needs fixing.

Start with the complimentary Home Safety & Access Assessment so every sibling is looking at the same list, then read how out-of-town family support works month to month.

Seaside FAQs

Questions we hear from Seaside families.

Can a Seaside cottage really work for a parent who cannot manage stairs?
Sometimes yes and sometimes no, and we will tell you which. Options include adding handrails on both sides of every run, improving stair lighting and tread traction, converting a first-floor room into a sleeping space, or planning a stair lift where the run allows it. We assess the actual staircase before recommending anything.
Will grab bars ruin the look of the cottage?
No. Grab bars come in finishes that match existing hardware, including brushed nickel, oil-rubbed bronze, and white. We specify placement and finish during the assessment so the finished bathroom reads as designed rather than clinical.
Do you install the work yourselves in Seaside?
No. We assess, plan, and coordinate. Grab bar anchoring, stair work, plumbing, and electrical are performed by appropriately licensed and insured independent contractors who remain responsible for their own work, warranties, and code compliance.
Our family shares the cottage and we live out of state. Can you be our eyes?
Yes. That is a large part of what we do on 30A. We walk the home, send photo reports the whole family can see, and coordinate work between rental and family stays with the property manager.
